Loan Officer resume example

Lending managers check two things before anything else: whether your NMLS license or registration covers their states, and whether you actually close loans. Prove it with funded volume and units by year, pull-through, the loan programs you originate and where your applications come from, such as agents, builders or branch referrals.

Loan Officer resume objective examples

An objective fits when you have no direct experience in the role yet. Name the role, the proof you already have and what you will bring to the team.

  • Real estate agent

Licensed real estate agent with four years and 52 closed buyer sides, now holding a new MLO license in Georgia. Applying for a purchase loan officer role where my agent network can feed a pipeline from the first month.

  • Teller to originator

Common mistakes on a loan officer resume

  • Giving dollar volume with no units or loan mix

Fix: A few jumbo loans can inflate volume. Pair funded dollars with funded units, the purchase share and the programs you closed, such as FHA, VA or first-time buyer assistance. A purchase-heavy branch wants proof you can work contracts with agents, not only rewrite existing loans.

  • Burying the license states

Fix: If you are licensed in North Carolina and Virginia but the job covers South Carolina, the manager needs to know right away. Put your license status and states in the header or under the summary, and add any state where an application is pending.

  • Writing about service instead of the pipeline

Fix: A line about guiding families home says nothing about your pipeline. Describe how many loans you carry at once, how fast you clear underwriting conditions and how often borrowers and agents hear from you. Those habits keep deals from falling apart before closing.

  • Naming regulations without a single practice

Fix: Listing TRID, RESPA and ECOA is easy. Show one habit instead: issuing Loan Estimates within three business days of application, documenting every change of circumstance, or clean results on internal quality control audits. Managers read this as lower risk.

What should a loan officer resume include?

A loan officer resume should open with a two or three line summary of your focus, then show each role as results rather than duties. Name the skills the posting asks for, such as Conventional Conforming, FHA and VA. Start bullets with verbs like Originated, Funded and Pre-approved, and give each one a number where you honestly have one. If you hold a credential such as State-licensed Mortgage Loan Originator (NMLS, SAFE Act), list it in its own section.

Loan Officer resume bullet examples

The numbers are illustrative. Keep the structure (verb, action, measurable result) and use figures you can back up.

  • Originated 126 residential mortgages totaling $39M in one year, two thirds of them purchase loans written with local listing and buyer agents.
  • Raised pull-through from 64% to 79% by requiring a full credit, asset and income review before issuing any pre-approval letter.
  • Closed VA purchase loans for 34 military families near the base, coordinating certificates of eligibility and appraisal timelines.
  • Cut average time from application to closing to 26 days by ordering appraisals the same day a borrower signed the intent to proceed.
  • Built a referral base of 22 active real estate agents through monthly contract-to-close updates and Saturday open-house coverage.
  • Issued every Loan Estimate within the three-business-day TRID window across 410 applications with no compliance exceptions.
  • Structured 18 bank-statement and self-employed income loans by working through tax returns line by line with underwriting.
  • Recaptured 41 past clients into rate-and-term refinances during a rate dip by running a CRM campaign from the closed-loan list.

How to stand out as a loan officer applicant

Tailor every application to the posting: the resume, the cover letter and the answers you prepare for the interview.

  • Match the channel in the posting

Retail, consumer-direct and bank branch roles want different proof. A purchase-focused retail branch reads for agent and builder relationships. A call-center lender cares about leads converted and calls handled. A bank wants internal referrals and cross-selling. Rewrite your summary and first bullets for the channel in the posting. Rewrite your resume for this lending channel

  • Open the letter with your book of business

Start with what you would bring on day one: your license states, last year's funded units and the agents or builders who already send you files. Then connect it to the lender, such as its VA programs, its pricing on jumbo loans or its local processing team. Close with when you can transfer your license. Write a loan officer cover letter

  • Bring a pipeline story to the interview

Expect questions about how you find business, how many files you can carry at once, a deal you saved after a low appraisal or a job change, and how you handle a borrower who will not qualify. Some managers hand you a sample file and ask for the debt-to-income ratio. Know your production numbers without notes. Practice loan officer interview questions

  • Check that your resume and NMLS record agree

Employers compare your resume with your NMLS Consumer Access record, which lists past employers, sponsorship dates and license states. Mismatched dates or a missing short sponsorship raise questions, so reconcile the two and list every lender that sponsored your license. A one-line note can explain a gap between sponsors. Loan Officer resume questions

Should I print my NMLS ID on my resume?

Write "NMLS licensed" or "NMLS registered" with your states, and leave the ID number for the application form. Lenders look you up on NMLS Consumer Access anyway, and resumes on job boards travel far. If a posting asks for the ID on the resume, add it and check that it matches your record.

What is the difference between a licensed and a registered loan officer?

Under the SAFE Act, originators employed by federally insured banks and credit unions register through NMLS. Originators at mortgage companies and brokers need a state license in each state they lend in, which means 20 hours of approved pre-licensing education, the SAFE MLO Test, a background and credit check, and yearly continuing education. Say which one you hold.

How do I show production when my volume dropped in a slow rate year?

List funded units and volume for each of the last two or three years, with your purchase share, pull-through and repeat clients. A steady unit count during a refinance slowdown says more than one big refinance year. Explain what you built in the low year, such as new agent partners.

Can I become a loan officer without mortgage experience?

Yes. Many originators start as loan officer assistants, processors, tellers, personal bankers or real estate agents. Finish the pre-licensing course and pass the SAFE test before you apply if you are targeting independent lenders, and list both with dates. Some retail lenders sponsor trainees.
